We are able to do a thorough background check that includes credit, criminal, & rental history through our online software program. We verify all income and any available bank accounts.
This coupled with our experience of managing and evaluating tenants for 17+ years allows us to select the best possible tenant.
Leasing
Our lease contracts are GAR forms written by top real estate attorneys and certified for use by the Georgia Real Estate Commission.

Having been in business and in the local market since 2005, we have managed thousands of units and have a good pulse on current rental rates. Proper rental price helps your property rent quickly and encourages tenant retention. We can even suggest property upgrades that would yield increased rent.
Tenant Relationship Management
Our tenants love that we have a fully staffed office M-F 9:00-5:00. We handle all communications with tenants including maintenance requests, tenant’s concerns, rental payment issues, and any disputes. Routine Maintenance and Repairs
We maintain an in-house maintenance staff capable of handling most common and some mid-size repairs. Costs vary depending on issue, but our rates are extremely competitive and our response time is very prompt. Maintenance can be the make or break of rental property profitability and we work very hard to provide a cost-effective solution.
Large Scale Repairs
For larger issues we maintain a full complement of 3rd party vendors to handle bigger scope Electrical, Plumbing, Carpentry, Septic, HVAC, Roofing. All our contractors are licensed & insured and give us a good rate that we pass on to you. We do not mark up any 3rd party vendor services.
24 hr. Emergency Access
We maintain a 24-hour emergency contact line where tenants can speak to a live person. Emergencies requiring an immediate response are dispatched to local personnel.
Tenant Delinquency & Evictions
In the event of non-payment or other tenant problems, we handle in house all Legal filings, Magistrate court hearings, and even physical evictions.
Property Improvements & Renovation
Turnkey Turnover Service
At property turnover/vacancy we can handle all painting, flooring, punch list items & cleaning. We provide a quote/estimate and can handle it from there
Upgrades & Remodels
RMA can conduct or coordinate many larger scale remodels or upgrades such as kitchens, bathroom, porches, decks, etc… these are done by in-house staff & 3rd Party Vendors
One Time Tenant Placement
Property leasing without continuing management
This service includes full property marketing, showing, tenant qualification with background checks, professional lease contract, and move in inspection. Management is then handed over to landlord
Landlord Rescue
Immediate help with delinquent/problem tenant
RMA can begin management when things are not going well with an existing tenant. This can be either payment delinquency or behavioral issues. Often times, this may end up in removing the tenant and re-leasing the property
Legal Filings
RMA will handle any dispossessory filings for unpaid rents or possession of property
Magistrate Court Hearings
RMA can handle any subsequent magistrate court hearings from a dispossessory filing. *RMA is not a licensed attorney. Were a tenant to retain an attorney we recommend a client to do the same.
Evictions
If it ultimately comes to an eviction, we can file the writ of possession and handle the physical removal of all personal property from the residence and then premises.
